How to Hit Your Own Home Run In Business

How often do you “swing for the fence” in your business? Most people don’t simply because they prefer avoiding striking out. They would rather walk, bunt or go for a safe single rather risk the disappointment of not hitting one out of the park. Here’s several sales professionals who swung hard, and hit their home run…
18 months ago Roman Pavlik wanted to be the “King” of Downtown Miami Condos. So he swung hard at building his new highly targeted site www.DowntownLivingMiami.com. He now receives 30 – 40 calls a day and will not work with any buyer who doesn’t first sign an agency agreement. And this is in a highly depressed market.
Mark Seiden is the proud owner of www.SellingMyHomeSucks.com, a soon-to-be launched site targeting expired listings. Mark put together an untried listing value proposition that has proven to win nearly every listing presentation, at the price he wants under a listing agreement with automatic price adjustments, and (wait for it…) $495 up front when they sign. Even his listing specialist thought he was crazy to try this in a market with over 5,000 expired listings. Not only did he hit this one out of the park, he changed the rules of the game!
Doug Newby is a one-man shop in the extremely competitive Dallas, TX market. He decided to take his passion and specialty for modern residential architecture and created the ModernHomes Facebook page. It’s fan base just punched over 300,000 which is several times greater than the combined fan count of every major real estate franchise plus NAR’s! The crowd cheering for this particular home run is the largest by far in the industry.
Now you might be tempted to think these folks were just lucky or don’t struggle like the rest of us. Nothing could be further from the truth. It takes a lot of strikes to hit one over the fence…

There are no guarantees that you will hit your own “home run”. You are guaranteed to never hit one however if you don’t try or fail to keep on trying. The funny thing is that this industry was built for home runs. That’s because so many players are afraid of standing out and doing anything that might cause attention to themselves. Safety in numbers is just another way of saying mediocre in performance. Your home run is just waiting for you to swing the bat with gusto enough times to hear the magic “crack” signaling the stadium was just brought to its feet.
The Nearly Perfect Real Estate Website

As a speaker and author about doing business online I’m asked all the time for examples of Websites that work. There are plenty to point to but almost all have one or more things that don’t meet what I consider certain standards. Well here’s one that does and scores a 10 out of 10 on just about every measure of an awesome productive site.
Don’t Bother Calling a Web Designer
Roman Pavlik, the owner of this Web marvel is a member of my ULTRA eTEAM Alumni and is frankly one of the most coachable sales associates I’ve ever met. Instead of hiring the best Web developer he could find, he spent the first four months planning and outlining every aspect of his site www.DowntownLivingMiami.com from the perspective of his target market. Once he had his written site plan completed (and fully vetted by me and the rest of the ULTRA eTEAM) then and only then was introduced to the best Web developer I know of. With a written plan in hand (including most of the copy produced by a professional copywriter) it was relatively easy for the designer to manifest Roman’s vision for his site.
Hot Seat Wunderkind
During our Tuesday evening Live Group Coaching sessions we will occasionally have what is affectionately known as a “Hot Seat”. This is where a sales associate volunteers to have their site evaluated by me and the group live during the session. For most it is an extremely useful exercise on how to improve their sites dramatically. The video below is a recording of the recent DownTownLivingMiami.com site’s hot seat session. In this particular case it was a struggle to find any way to improve this site. Check out the video and you will see why (and you will also see which criteria I use to evaluate sites.)

Nothing is Ever Perfect…
You are probably wondering why this site is referred to as “nearly” perfect. Well, if you watched the whole hot seat session video above all the way through (it’s about 71 minutes long) you will have seen and heard about “constant refinement”. There is no such thing as perfect, only a constant state of refinement to continually improve a Website’s ability to generate business and differentiate you from your competition. By the way, Roman’s is the first of several “nearly perfect” Websites we will be highlighting here and during our future live Hot Seat sessions. These others will also be coming from my ULTRA eTEAM Alumni. You will find that their sites are just as impressive and unique as Roman’s but for different target markets.
The moral of the story here is don’t even THINK about contacting a Web designer before you do your planning and outlining first. To do otherwise you are inviting much frustration, financial pain and ultimately ending up with a business Website that is anything but perfect.
How to Keep Your Website Updated For $1.50/hr

Roman Pavlik is known as “Mr. Aventura” for being the specialist in the very unique and special community within Miami known as Aventura. He has also been a student of mine for at least 3 or 4 years now (he also just joined my ULTRA eTEAM) And one of the (many) great things about Roman is that he implements what he learns —period!
Well, he took the ideas of using Virtual Consultants (as given in the ePRODUCTIVITY™ Course) and really ran with it. Here’s a portion of the email I just received from him:
Hey Mike
I have found something really good. To make data entries and update my website, I am using through Elance, people in India for $1.50 per hour. They are entering all my keywords, page descriptions, loading pictures, creating pages. For free I dowloaded CAMSTUDIO which allows me to record my screen movements, so I send it as a tutorial to the VA so that they know what to do, rather than spending an hour to write down the keystrokes. See the email below that I responded to and click the link. best part is that when I go to bed, I assign it, and when I wake up it is done.

If you look at what he did carefully, he actually accomplished two very significant things for his business:
- He outsourced an important task that most sales associates do themselves to a group that does it for $1.50/hr (trust me, Roman’s time is worth many hundreds of times that);
- He quickly, easily and cleverly documented the process he wanted done by using a tool like Camtasia to record the actual process as he does it once on screen. This gives his VAs an unambiguous process to follow when doing the work. And it probably took less than 10 minutes to document and upload the entire process this way.
BTW, Roman is so on fire about Virtual Outsourcing that he created a course for his fellow sales associates called “How to Stuff 30 Hours of Productivity Into an 8 Hour Day”.
So what’s the take-a-way here? Outsource, outsource, outsource anything that is not your core competency and document the process you want done in a way that cannot be misinterpreted. You lose big money every time you do the work that can be done by someone else. Lastly, one of the qualities that makes Roman such a great success is that he implements unfailingly. Is it perfect every time? —no way. Does he make mistakes? —you bet! Does he always move forward? —without question!! So now that you know this is such a great idea, what are you going to do?
